The Property Manager is responsible for providing support to the Senior Property Manager and Portfolio Manager for the physical management and administration of lease obligations pertaining to the Property Management function, including responsibility for the condition and presentation of a portfolio of allocated assets.

The Property Manager is responsible for providing support to the Senior Property Manager and Portfolio Manager for the physical management and administration of lease obligations pertaining to the Property Management function, including responsibility for the condition and presentation of a portfolio of allocated assets.
The Property Manager ensures that these responsibilities are undertaken to the highest possible standard, mitigating the risks associated in achieving our financial objectives. Those responsibilities may include but are not limited to:
- Conduct regular inspections of all assets with the Building Managers, including reporting customer status and occupancy level to the Portfolio Manager.
- In conjunction with the Senior Property Manager, ensure all rent reviews are undertaken in accordance with the requirements of the lease.
- Assisting the Portfolio Manager in leasing vacancy.
- Preparation of lease approval forms and corresponding lease set-up documentation for all new Leases, licenses, renewals, and short-term occupancies.
- Identification of site risk and non-compliance matters and ensuring appropriate correspondence is provided to resolve matters.
- Support the preparation and finalisation of an annual operational expenditure budget for each property, annual capital expenditure budget for each property and annual reconciliations of operational expenditure for each property
- Developing and maintaining strong relationships with customer key on site contacts and administration representatives.
- Support with the management of minor works projects and responsible for the coordination between customers and internal project teams for larger projects, managing expectations and mitigating project impacts.
- Bachelor’s degree in Property or related discipline
- Property administration or management experience, ideally within industrial
- Knowledge of property management fundamentals, including administrative duties, key elements of lease documentation and the compliance and legislation relating to managing property
- Good communication and negotiation skills
- Excellent organisational and problem-solving skills for working on a variety of duties
- A highly customer/client-focused individual who strives for excellence
