About the Role

The Senior Property Asset Manager is a key senior
member of the Property & Commercial team, responsible for delivering high‑quality asset, tenant and portfolio outcomes aligned with Auckland Airport’s strategic objectives and long‑term master planning.

This role oversees a diverse property portfolio and is accountable for optimising asset performance, managing tenant relationships, and ensuring assets are maintained, leased, and operated to market‑leading standards. You will take a long‑horizon approach to value, driving commercial outcomes while ensuring excellent service delivery and strong stakeholder engagement across the airport precinct.

This is a senior, high‑impact position that collaborates closely with Development Managers, Delivery Managers, the Senior Facilities Manager, marketing teams, finance, legal and external industry partners.

Key responsibilities include:
  • Preparing annual asset plans including lifecycle strategies, budgets, valuations, forecasts and commercial objectives.
  • Leading and negotiating all lease activity - new leases, renewals, extensions, rent reviews, variations and tenant retention strategies.
  • Delivering comprehensive financial management including portfolio budgeting, arrears management, OPEX and recoveries, quarterly reporting and ensuring value for money.
  • Working proactively within the market, engaging with agents, valuers and prospective tenants to secure strong leasing outcomes.
  • Building exceptional tenant relationships to understand their short-, medium- and long‑term needs, ensuring a proactive and service‑oriented approach.
  • Coordinating closely with property development teams to support new initiatives and protect long‑term asset value.
  • Managing and monitoring operating expense budgets, building services contractors and facilities partners to ensure assets are maintained to market expectations.
  • Role‑modelling Auckland Airport’s “People First” approach to Health, Safety & Wellbeing, ensuring safe work environments and continuous improvement.
  • Contributing to the wider Property division through collaboration, initiative and strengthening processes, systems and professional practice.
What You’ll Bring to the Role

To thrive in this role, you will bring:
  • 10+ years’ experience in property asset management across industrial, commercial or retail assets.
  • Strong negotiation capability and an excellent understanding of the New Zealand property market.
  • Deep knowledge of lease documentation, commercial frameworks and valuation principles.
  • A proven ability to build strong tenant relationships and deliver exceptional customer service.
  • Strong commercial acumen, analytical capability and confidence managing budgets and financial reporting.
  • Experience managing service providers and understanding facilities and maintenance requirements.
  • Excellent communication skills, both internally and externally, across all levels of an organisation.
  • A proactive, self‑directed, solutions‑focused approach with strong interpersonal skills.
  • Tertiary qualifications in property, business or commerce (property membership desirable).
