The Role
As Senior Development Manager you’ll lead the identification, feasibility, and delivery of property development projects, ensuring alignment with Arvida’s strategic objectives. Reporting to the Development Team Manager, you’ll oversee the end-to-end management of complex projects, from initial concept to successful completion, while fostering collaboration across teams and stakeholders.

The Role
As Senior Development Manager you’ll lead the identification, feasibility, and delivery of property development projects, ensuring alignment with Arvida’s strategic objectives. Reporting to the Development Team Manager, you’ll oversee the end-to-end management of complex projects, from initial concept to successful completion, while fostering collaboration across teams and stakeholders.
Your leadership will directly contribute to delivering innovative, high-quality, and sustainable retirement communities and facilities that set benchmarks for quality, amenity, and resident satisfaction.
Key Responsibilities
- Lead the feasibility, planning, and execution of development projects, ensuring alignment with strategic goals.
- Management of master planning and consenting processes.
- Oversee governance and reporting, including preparing board-ready reports, risk assessments, and financial feasibilities.
- Develop and implement design, procurement, and delivery strategies that optimize cost, quality, and timelines.
- Manage project teams, fostering a collaborative and high-performing environment internally and externally.
- Identify and assess new development opportunities, supporting land acquisition and due diligence processes.
- Ensure compliance with health and safety, RMA, and NZ Building Code requirements, minimizing risks and delays.
- Build strong relationships with stakeholders, including Arvida teams, contractors, local authorities, and Iwi.
- 8–10+ years’ experience in property development, ideally within aged care, healthcare, or multi-unit residential projects.
- Tertiary qualifications in Property Development, Construction, Engineering, or related fields.
- Proven expertise in financial modelling, feasibility analysis, and risk management for large-scale projects.
- Front-end resource management planning (private plan change experience an advantage)
- Master planning (incl. MP feasibilities)
- Strategic procurement planning – incl. contractor ECI and early strategic construction planning.
- Strong leadership and communication skills, with the ability to manage multiple stakeholders and competing priorities.
- A track record of delivering projects on time, within budget, and to a high standard.
- Sound knowledge of NZ legislation, including the Resource Management Act, building code, and regulatory frameworks.
