LynnMall is New Zealand's first shopping centre, delivering quality retail for over 60 years in the heart of West Auckland. With 130 stores offering the latest range of fashion, food & entertainment, it is a core asset within Kiwi Property’s retail portfolio. 


The Facilities Manager role is critical in ensuring continued operational success of the LynnMall, both on a day-to-day basis, along with a view to long term planning. The role will report to the LynnMall Centre Manager, and work alongside the asset management, leasing and marketing teams.


What you’ll be doing:

This is a busy and varied role, based at LynnMall, where you will be responsible for the efficient and effective operations and maintenance of LynnMall. 


Key accountabilities of the role include:


Risk Management and Compliance
Ensuring compliance with health and safety legislation, building standards and related regulations. Managing hazard and emergency systems, overseeing insurance claims, and maintaining a strong safety culture.


Operations and Maintenance
Overseeing day-to-day building operations to ensure high functionality and presentation of the centre. Managing contractors and in-house resources for maintenance works, ensuring quality, cost control and timely delivery. Maintaining asset registers, operating manuals, tenancy manuals and emergency procedures.


Services Delivery
Managing security services and systems to ensure customer, retailer and staff safety. Overseeing cleaning, landscaping, repairs, and presentation-related services, while negotiating and managing contracts to achieve quality and cost efficiency.


Financial and Reporting
Tracking expenditure against budgets, preparing operational reports, and contributing to OPEX and Capex budgets. Supporting NOI reporting, forecasts, and ensuring accurate documentation for insurance claims and operational performance.


Sustainability
Delivering sustainability initiatives and improvement targets, while monitoring centre performance against these measures.


Fit-out Management
Managing tenancy fit-out and de-fit processes in line with company manuals and reviewing alterations in collaboration with tenancy co-ordinators.


Health and Safety
Taking all practicable steps to ensure a safe working environment, including adherence to policies, hazard reporting, use of PPE, and participation in required training.

About you and your experience: 

  • Three years plus experience in facilities management ideally in retail
  • Working knowledge of health & safety in regard to building
  • Working knowledge of building systems
  • Growth mindset, positive attitude, and customer-focus 
  • Ability to build strong relationships within and across team 
  • Ability to manage and prioritise time and work
