About the role

The purpose of this role is to deliver comprehensive, effective, and efficient operational on-site facilities management for Auckland Airport’s new premium outlet shopping centre, Mānawa Bay. 

This role is responsible for building the operational strategy and processes in conjunction with the Centre Manager and wider Auckland Airport team prior to the opening of Mānawa Bay, and for delivering that strategy from centre opening day and onwards into the in-life phase.
  
The Facilities Manager is required to show strong initiative, leadership, and accountability in ensuring that Mānawa Bay achieves day-to-day operational and asset management excellence, ensuring a safe, clean and functional environment for retail tenants and visitors. 
  
The role responsibilities will include but not be limited to:
  • Set up strategies, Standard Operating Procedures, systems, documentation, policies and procedures prior to centre opening.
  • Ownership and management of external service contracts and providers, including but not limited to FM partners, parking, cleaning, security providers etc.
  • Day to day responsibility and ownership of the building and asset performance – from the BMS system/s, building services, structures and utilities including digital. Proactive and reactive management of various building and asset facility issues.
  • Work with Centre Manager and development and delivery team to finalise key centre infrastructure and systems such as security, BMS, IT services etc.
  • Management of contractors and subcontractors. Monitor works for adherence to job requirements, quality of work, safety and regulatory compliance.
  • Manage and undertake regular compliance reviews of front of house and back of house areas. Ensure retailers adhere to their maintenance, compliance and safety management obligations. Manage full compliance of Health and Safety legislation.
  • Oversee facility projects as required such as defects and refurbishments or remedial works. Assist with onsite retailer maintenance and tenancy coordination including management of the permit to work process for all tenancy or base build related works, ensuring compliance, health & safety and processes are adhered to.
  • Maintain accurate records of maintenance activities, inspections, and repairs. Prepare regular reports for management review on facility performance, maintenance costs, contractor service levels, risk reporting, and key performance indicators for management review.
  • Take a leadership position in delivering on the Manawa Bay Sustainability Framework and underlying initiatives and ambitions.

To ensure your success in this role, you will need:
  • 5+ years’ experience in a similar Facilities Management role, ideally in a shopping centre environment. 
  • Thorough understanding of building facilities management (shopping centre or other retail desired)
  • High level understanding of sustainability in the context of building design and management
  • Experience with Building Management Systems (BMS)
  • Sound understanding and working knowledge of technical maintenance requirements including HVAC and lighting systems alongside working knowledge of relevant legal and compliance frameworks in New Zealand as related to facilities management
  • Contract procurement and management, with on-site contractor management
  • Experience in implementing and ensuring others deliver to standards, policies, guidelines, compliance audits/protocols.
  • Excellent relationship-building skills at all levels of an organisation
  • Ability to think strategically and cope with business complexity
