Far North Holdings Ltd (FNHL) is a dynamic Council Controlled Trading Organization serving as the commercial arm of the Far North District Council. They are dedicated to delivering economic, social, and cultural outcomes for the Far North region. With operations spanning maritime, property, and transport sectors, FNHL is a fast-growing and innovative organization. They work under the guidance of the FNHL Group Board, Bay of Islands Marina Limited Board, and Far North Housing Limited Board.

FNHL manages a diverse and expanding property portfolio that includes commercial, residential, and industrial properties. Their strategic developments aim to stimulate economic growth and enhance community living standards. They focus on sustainable development practices and innovative solutions to meet the evolving needs of the Far North and Northland region. Their projects are designed to provide value to stakeholders while contributing to the area's prosperity.

FNHL is leading significant development projects to enhance the region’s potential and is seeking a Property Development Manager to join its team.

About the Role:

This is a unique opportunity to drive the development of retail, commercial, and residential projects across Northland, with a strong focus on deal origination, tenant and vendor attraction, and relationship management.

The role requires a 50/50 split between Northland and Auckland with travel to Wellington, and Whangārei, where you will attend regular meetings, build relationships with key tenants and vendors, and develop a detailed database of opportunities.

Key Responsibilities:
  • Proactively identify and pursue opportunities for retail, commercial, and residential property acquisitions and developments.
  • Build a pipeline of viable projects using market insights, connections, and trends.
  • Develop and maintain strong relationships with key tenants, vendors, and stakeholders to secure long-term partnerships.
  • Act as the primary liaison for negotiations, ensuring agreements benefit both FNHL, associated councils and tenants/vendors.
  • Oversee the end-to-end development lifecycle, from acquisition to construction and leasing, ensuring timely and cost-effective delivery.
  • Work closely with local authorities, investors, and consultants to ensure projects comply with regulations and align with regional growth strategies.
  • Prepare and manage budgets, financial forecasts, and project timelines to ensure profitability and alignment with business objectives.
About You:

They are looking for an experienced and motivated property professional who:
  • Has extensive experience in retail and commercial property development, with a proven track record in deal origination and tenant/vendor acquisition.
  • Demonstrates strong relationship management and negotiation skills, with the ability to influence key stakeholders.
  • Is a strategic thinker with market insight and the ability to identify and act on growth opportunities.
  • Has strong financial acumen, with expertise in financial feasibility analysis, budgeting, forecasting, and managing project costs.
  • Holds a relevant tertiary qualification in construction, finance property, or equivalent.
  • Has a minimum of 7 years’ experience in development management
