Far North Holdings Ltd (FNHL) is a dynamic Council Controlled Trading Organization serving as the commercial arm of the Far North District Council. They are dedicated to delivering economic, social, and cultural outcomes for the Far North region. With operations spanning maritime, property, and transport sectors, FNHL is a fast-growing and innovative organization. They work under the guidance of the FNHL Group Board, Bay of Islands Marina Limited Board, and Far North Housing Limited Board.
FNHL manages a diverse and expanding property portfolio that includes commercial, residential, and industrial properties. Their strategic developments aim to stimulate economic growth and enhance community living standards. As such FNHL are looking to bring on board a Chief Operating Officer (COO)/Development Director to drive operational excellence across FNHL’s diverse portfolio while overseeing the end-to-end management of development projects based in their Kaikohe.
Role Overview:
This hybrid role combines the strategic and operational focus of a COO with the project delivery expertise of a Development Director. The position ensures optimal financial performance, stakeholder engagement, and successful delivery of development initiatives aligned with FNHL’s strategic objectives.
Reporting to the CEO, and three direct reports you will ensure projects are delivered on time, within budget, and aligned with FNHL's strategic goals.

Key Responsibilities:
- Develop and implement operational strategies to enhance performance and drive revenue growth.
- Oversee all project stages, including planning, financial analysis, funding, development, execution, monitoring, and completion.
- Build and maintain strong relationships with key stakeholders, including FNHL’s Board and FNDC.
Lead and mentor a high-performing team, fostering a culture of continuous improvement. - Prepare and manage budgets, forecasts, and financial reports for operations and projects.
- Proactively identify and mitigate risks, ensuring compliance with regulatory requirements.
- Coordinate with internal and external stakeholders to optimize project performance.
- Prepare Board and Executive reports to support major investment and capital decisions.
Qualifications and Experience:
- A relevant tertiary qualification in real estate, construction management, engineering, architecture or planning, or another related subject.
- Extensive senior leadership experience at executive level, ideally within property development or related industries.
- Demonstrated years’ experience in a development management role with demonstrated capability in the management, and delivery of complex, large scale, multi-faceted, value adding commercial and residential development projects.
- Proven record of leading teams to successful development outcomes
- Extensive stakeholder management experience
- Strong understanding of project management software, procurement, contract management, and financial analysis.
- Excellent communication, negotiation, and problem-solving skills.
