About the role

The purpose of this role is to establish, stabilise, and manage Auckland Airport’s new premium outlet shopping centre, Mānawa Bay. 

This role is responsible for transitioning the Mānawa Bay development project to an in-life, fully operational shopping centre asset. The Centre Manager leads the planning and decision-making, builds the operational strategy, processes and team to ensure that the key elements of the project charter and business strategy are realised, and will manage the asset, tenants, customer proposition and centre management team to ensure day-to-day operational execution and performance.

Due to unique nature of this role being responsible for an asset that is due to be delivered late 2024, the role responsibilities can be split into two distinct phases of operation:

Set Up
  • Work with development and delivery team to finalise key centre infrastructure and systems including, but not limited to, car park management system, people counting, security systems, tenant ISP arrangements etc
  • Lead, supported by others where necessary, the establishment of the centre’s sustainability strategy including leading the establishment of the key sustainability initiatives and the Sustainability Management Committee as contemplated in the Mānawa Bay Sustainability Framework and tenant leases
  • Work closely with Mānawa Bay Marketing Manager to plan and execute the centre opening in September 2024 including final customer website and functionality, social media strategy, launch comms and events
  • Ownership and delivery of the development of the operational centre management strategy
  • Responsibility for and testing of operating expenses, scheduled capex, marketing and other related expenses
  • Development of the facilities management function and procurement of facilities management contracts, inclusive of relevant staffing and suppliers
Operation
  • Responsibility for delivering on asset and business stabilisation plan for years 0-3 Years to ensure that both the building and the new Mānawa Bay business unit achieves customer, tenant and AIAL financial targets.
  • Responsible for centre’s total P&L - including reporting of this to the owner and managing planning, performance and discrepancies.
  • Lead Facilities Management function of the centre by working closely with Mānawa Bay Facilities Manager and indirectly managing the contractors and teams under the FM to ensure the highest standard of building performance, customer outcomes and smooth day to day operations.
  • Ensure the retail offer delivered by tenants is in line with their lease, and the centre and AIAL’s retail strategy as it evolves. Regular meetings with tenants to understand their sales results, identify improvements where appropriate and resolve any operational issues. Resolution of risks and operational issues escalated by the business, ensuring continual adherence by the tenants of agreed terms and required compliance.
  • Financial analysis of retailer performance, growth and trends. Monthly fact-finding to establish key activities of the retail portfolio tenants to explain their sales/business performance. Ensure the successful and accurate collection and use of retailers’ transactional data where relevant.
  • Overall accountability for all Mānawa Bay marketing activities by closely managing the outcomes required of the Mānawa Bay Marketing Manager. In turn, also responsible for the customer service team and customer experience outcomes.

To ensure your success in this role, you will need:
  • A NZ recognised tertiary degree in Property or Finance (e.g., Economics, Property, Valuations, Finance, Commerce/Business)
  • 8 years’ experience within retail property, inclusive of shopping centre management, ideally with some development exposure
  • Operational strategy development expertise with demonstrated experience establishing business systems and processes from the ground up
  • Proven experience and strong competency in financial reporting, analysis and monitoring within a retail business
  • Excellent relationship-building skills at all levels of an organisation and an ability to build credibility and networks with key internal and external stakeholders and influence these groups effectively.
  • Demonstrated understanding and experience in sustainability in retail or shopping centre and or property management operations
  • Experience in managing highly engaged, performing teams – including contractor management skills
