A leading non‑bank property finance provider is seeking an experienced Associate Director – Lending to help drive the origination, assessment, and management of development‑focused lending transactions. This organisation specialises in innovative funding solutions across mezzanine debt, blended structures, and equity‑backed joint ventures, partnering with developers and investors across the New Zealand market.

The Opportunity
As Associate Director – Lending, you will play a key role in sourcing new lending opportunities, managing client relationships, assessing credit, and supporting the performance of a growing loan book. You will work closely with senior decision‑makers and contribute directly to portfolio strategy, market insights, and investment outcomes.

Key Responsibilities
Loan Origination
  • Develop new lending opportunities across mezzanine and structured property finance
  • Build a strong pipeline of transactions across developers and investors
Client & Stakeholder Management
  • Build trusted relationships and act as the primary contact throughout the lending process
  • Work closely with internal teams across risk, legal, and finance to deliver seamless execution
Credit Assessment
  • Conduct detailed credit analysis and identify key risks
  • Prepare credit submissions for senior leadership and investment committees
Market Insights & Strategy
  • Monitor market dynamics, competitor activity, and regulatory changes
  • Contribute insights to the broader team and help shape lending strategies
Portfolio Management
  • Monitor borrower and project performance, including risk mitigation
  • Report regularly on lending performance and new opportunities
Investment Reporting
  • Prepare high‑quality reporting for stakeholders and investor groups
About You
You will bring:
  • 5+ years’ experience in lending, corporate finance, property finance, or structured investment
  • Strong financial analysis and modelling skills
  • Proven relationship‑building capability and commercial judgement
  • Excellent communication skills and the confidence to engage with senior stakeholders
  • Understanding of property development dynamics and lending structures
  • Ability to work both independently and collaboratively
