They are now seeking a Project Manager to join their Tauranga-based team. This is a client-side role offering an exciting opportunity to contribute to the successful delivery of large-scale retirement village developments nationwide.

About the Role

Reporting to the GM Development, you will manage projects across both horizontal (civil/land) and vertical (housing) phases from feasibility and master planning through to construction, completion, and aftercare. You’ll coordinate design, procurement, and delivery processes, ensuring projects are delivered safely, on time, within budget, and to the highest quality standards.
Projects include several active and upcoming villages across New Zealand, each comprising 200–250 homes with annual builds of 60–70 homes per site, featuring civil and earthworks, well-appointed village centres, RV carparks, and extensive village amenities and landscaping. Some travel will be required (day trips every 1-2 weeks, overnight stays monthly).[JG1] 

Key Accountabilities
  • Manage feasibility inputs, project programming, and risk.
  • Oversee design management, procurement of consultants and contractors, and contract administration.
  • Drive master planning and resource consent processes.
  • Ensure compliance with Health & Safety standards and champion a wellbeing-focused culture.
  • Manage construction delivery, completion documentation, and seamless handover to operations.
  • Prepare accurate reporting and maintain strong stakeholder engagement.
Preferred Qualifications & Experience
  • 3–5+ years’ experience in property development, civil infrastructure, or construction.
  • Strong client-side or consultancy background; greenfield land development experience highly valued.
  • Ability to manage both housing and land development workstreams.
  • Relevant tertiary qualification
  • Familiarity of NZS contracts is advantageous.  
  • Proficient in MS Project, Excel, and Word.
  • Excellent communication, coordination, and stakeholder management skills.
  • Full driver’s licence and ability to travel nationally.
