Established in 2010, Mainland Capital is a leading real estate funds management company specialising in diverse property assets including office, retail, industrial, self-storage, healthcare, hotels, and land development. Based in Christchurch, this position of Development Manager will primarily be responsible for the successful delivery of several commercial focused development projects across multiple investment funds, working both directly with Funds and Joint Venture Partners. Reporting to the Development Director and Directors, this role will support the wider team in executing strategic value-add and opportunistic business plans. The Development Manager will have proven experience in delivering complex development projects, with technical proficiency in project initiation/strategy, design, procurement, construction, consent and risk management.

Key Responsibilities:
  • Responsible for the management of commercially focused projects where my client is the developer directly, or as a Joint Venture Partner;
  • Preparation of the project execution plans including consent and procurement strategies, and delivery methodology;
  • Ensure that the projects are being delivered in accordance with the agreed financial budgets and programs;
  • Develop strong relationships with Tenant Customers, Agents, Owners and the wider industry to assist in securing pre-leasing opportunities;
  • Ensure a high-quality overall design, in accordance with design briefs are agreed and achieved for projects delivered;
  • Management of construction tenders and Contractor performance identifying areas for improvement and any risks to delivery;
  • Responsible for ensuring developments are effectively project managed and are delivered on budget and on time;
  • Identification and management of construction risks throughout the project life cycle;
  • Attendance and input at Project Control Group meetings (PCG’s);
  • Ensure Project costs and tracked and all Variations are approved by Fund Managers and Development Director;
  • Provide technical advice on project issues, e.g. infrastructure, building designs/specifications, construction issues and external specialist construction consultants;
  • Preparation of reports and presentations to the internal and external Stakeholders;
  • Work with the acquisitions team to identify placemaking income producing projects; and
  • Contribute to a high-performing, positive and energetic business culture.

Candidate Profile:
  • With a strong background in commercial focused style developments or project management, you will be required to manage the following commercial inputs and outputs on multiple projects nationally;
  • Demonstrated drive and ownership of project outcomes, with a keen desire to succeed;
  • Effective leadership and communication skills, with the ability to coordinate diverse teams and act as the main project contact;
  • Excellent written, presentation and oral communication skills;
  • Demonstrable commercial acumen and business sense;
  • A team orientated focus, with the ability to work with a range of internal and external stakeholders;
  • Degree qualified in either real estate, construction, engineering or similar; and
  • Confident and self-motivated, with a willingness to contribute ideas, views and expertise.
