Quadrant Properties Limited (Quadrant) was founded in 1995 by the late Sir David Levene and is part of the Lewis Holdings Limited Group. Quadrant is a leading privately owned real estate company, specialising in property investment, management, and development. Today, Quadrant is responsible for over 47 commercial properties located in Auckland and Tauranga. Due to a current staff member on leave, the business has a rare opportunity for an intermediate level Commercial Property Manager to join their small, highly experienced team in Takapuna, Auckland, on a 12 month contract.

The Role
As a Commercial Property Manager, you will play a crucial role in maintaining and enhancing the value of a portfolio of property assets, while ensuring an optimal experience for the tenants. Your role will be to support the existing three Senior Property Managers. In conjunction with the Senior Property Managers, your responsibilities will include:
- Tenant relationship management: Fostering positive relationships with tenants, addressing their needs, enquiries, and concerns promptly and professionally to ensure high tenant satisfaction and retention rates.
- Lease administration: Actively managing the tenancy arrangements in accordance with the lease agreements, including attending to rent reviews, renewals, and lease negotiations. This also includes maintaining accurate lease records and documentation.
- Property maintenance: Coordinating and overseeing maintenance and repairs to ensure the properties are well-maintained and compliant with safety standards and regulations.
- Financial management: Establishing and managing property budgets, including operating expense and capital expenditure budgets and recoveries, ensuring optimal financial performance. Monitoring rent collection, expenses, and financial reports, and identifying cost-saving opportunities where possible.
- Leasing and marketing: Assisting with marketing and leasing efforts, including appointing agents, tenant prospecting, property showings, and negotiating lease terms.
To be considered for this opportunity you will have the following:
- A Property degree, preferably from an accredited NZ university, while not essential is preferred.
- Previous experience (3 – 5 years) in commercial property management or related field.
- Strong business and financial acumen, with excellent influencing and negotiation skills.
- Proficiency in Microsoft Office suite with an emphasis on Excel, Word and Outlook.
- An ability to work well within a small team environment of mixed cultures and age.
- A strong attention to detail with the ability to prioritise and juggle multiple job functions.
