Ryman Healthcare has been pioneering retirement living since 1984 and own and operate 45 retirement villages around Aotearoa, New Zealand and Australia. Ryman villages are home to over 13,200 residents and they employ 6,700 team members.

Ryman Healthcare has a unique model of integrated care, which sees the combination of aged care living and retirement in one location. Our developments include a full range of spaces from multi-storey apartments, care centres, cafes, swimming pools, townhouses and everything in between, with build values ranging from $75m - $250m across the duration of our projects. 

To ensure they deliver a village to the Ryman Standard, they develop, design, and build through a dedicated in-house Ryman team. This pioneering approach allows the development team greater oversight of process and outcomes and closer relationships with stakeholders.  

Due to Ryman’s ongoing growth, they have identified the need to add to their development team with a Development Manager.

This Christchurch based role will report into the New Zealand Development Manager and will be instrumental in driving the success of property development projects nationally.

Duties will include, but will not be limited to:
  • Manage the whole development cycle – acquisitions, land constraints, consent processes, legal documentation, feasibilities, construction, budgets and programme.
  • Select and manage project teams of consultants in compliance with company policy and objectives to ensure projects are on time and within budget.
  • Formal monthly reporting on all projects and prepare any other reports required by the New Zealand Development Manager on the performance of projects.
  • Develop and maintain a strong working relationship with all stakeholders – internal and external including sales, marketing, finance, construction, and operations to ensure approvals and outcomes.
  • Pursuing innovative and best practice design and development principals that result in market leading projects.
  • A passion and desire to develop and build projects that are delivered to a Ryman standard of ‘good enough for mum or dad’.
  • Continually monitoring market and competitor activity in relation to the direction and the performance of each project and recommending changes where applicable.
To be considered for this opportunity the ideal candidate will have significant experience as a development and project manager and be able to deliver on the following:
  • Delivering of projects in line with safety, quality, cost and time objectives.
  • Identifying and producing development feasibilities to assess the viability of projects.
  • Writing reports for the Board.
  • Managing consenting processes.
  • Working closely with consultants to manage the design and delivery of projects.
  • You will be calm and composed, even during times of pressure, and show determination and perseverance. 
  • You will approach problems with positivity and find a way to get things done. 
  • Will be willing to make timely and well-reasoned decisions and provide clear information and explanations, both verbally and in writing. 
Further essential skills and attributes as follows but not limited to:
  • Relevant tertiary qualification.
  • At least 5 years plus of experience in delivering property development projects nationally.
  • Excellent stakeholder management experience and team player.
  • Astute commercial awareness and communication skills.
  • Strategic thinking/problem solving.
