Assemble Recruitment is partnering with Goodman, a leading owner, developer, and manager of high‑quality industrial and commercial property, to appoint a Lease Administration & Accounts Receivable Officer into its Auckland‑based finance team.
This role plays a critical part in supporting Goodman’s property portfolio by ensuring accurate lease administration, timely tenant billing, and strong receivables management, working closely with both Property and Finance teams.
The Opportunity
In this role, you will be responsible for the end‑to‑end administration of commercial leases and the integrity of tenant accounts. You will ensure lease data is accurately maintained within Yardi, billings are compliant with lease documentation, and receivables are actively monitored and managed.

Key Responsibilities
Lease Administration
- Administer new leases, renewals, variations, assignments, and terminations in line with lease documentation
- Maintain accurate and up‑to‑date lease records in Yardi, including rent schedules, recoveries, incentives, abatements, and securities
- Administer lease events such as CPI, fixed and market rent reviews, variations, and expiries
- Prepare lease abstracts, summaries, and critical date reporting
- Ensure all lease clauses impacting billing and accounting are correctly reflected in system setups
- Generate and issue tenant invoices for rent, outgoings, utilities, car parks, signage, and other lease‑related charges
- Process tenant receipts and ensure accurate allocation to tenant ledgers and the general ledger
- Monitor aged receivables and actively manage collections, including statements, follow‑ups, and escalation where required
- Investigate and resolve tenant account discrepancies and unidentified receipts
- Reconcile AR sub‑ledgers to the general ledger and maintain records of bonds and bank guarantees
- Support month‑end close processes by ensuring AR balances are accurate and reconciled
- Assist with internal and external audit requirements
- Ensure compliance with internal controls, accounting policies, and procedures
- Contribute to continuous improvement of lease administration and receivables processes
- Assist with Yardi upgrades, testing, and system enhancements as required
You will likely bring:
- 3+ years’ experience using Yardi or a similar platform, with strong exposure to lease administration and accounts receivable
- Proven experience administering commercial property leases with a solid understanding of rent reviews and recoveries
- Strong attention to detail and the ability to manage competing priorities in a busy environment
- Confident communication skills for tenant interaction and internal collaboration
- A proactive, organised, and solutions‑focused approach
