About the Role
Reporting directly to the Chief Executive, the Capital Works Project Manager will lead the planning and delivery of a broad range of capital works and long-term maintenance projects across the village portfolio.
Projects will vary in size and complexity and may include building upgrades, infrastructure renewals, resident environment improvements, compliance works and strategic asset enhancement initiatives.

Retirement village, healthcare or live operational environment experience would be highly advantageous, however it is not essential.
More important is your ability to build credibility quickly, communicate effectively with a wide range of stakeholders and confidently deliver projects in environments where people and relationships matter.

About the Role

Projects will vary in size and complexity and may include building upgrades, infrastructure renewals, resident environment improvements, compliance works and strategic asset enhancement initiatives.
You will be responsible for:
- Leading projects end-to-end from planning and design through to procurement, delivery and completion
- Managing multiple capital works, long-term maintenance projects, and the delivery of 10-year asset management plans simultaneously across a diverse property portfolio
- Preparing business cases, project reporting and Board papers where required
- Managing consultants, contractors and supplier relationships
- Reviewing design documentation and proactively resolving issues early
- Monitoring budgets, forecasting costs and managing variations
- Conducting site inspections and ensuring quality, compliance and safety standards are achieved
- Building trusted relationships with residents, operational teams, consultants and senior stakeholders
- Communicating project impacts and timelines in a respectful and resident-focused manner
- Supporting the development and implementation of long-term maintenance planning
- Contributing strategically to asset improvement initiatives and broader organisational objectives
We are open to candidates from a range of construction, property, infrastructure or asset-intensive environments.
